What types of residential property loans are available?

The main types of residential property loans include fixed-rate loans, variable-rate loans, interest-only loans, and split loans. Vivid Financial’s mortgage broker will help you determine which option best suits your financial goals, situation, and preferences, ensuring you’re on the most advantageous loan structure.

Your borrowing capacity is determined by factors such as your income, expenses, credit score, and the property’s value, with lenders typically offering loans up to 80% of the property’s value. First home buyers may also be eligible for government grants and concessions to help make purchasing more affordable. Our mortgage broker will assess your situation and help you find the right loan amount across various lenders.

The minimum deposit for a property is generally considered to be 5% of the purchase price, however most lenders will recommend a 20% deposit to avoid paying Lenders Mortgage Insurance which is added to your loan. Our broker will explore and advise on the most suitable option for you.

Lenders Mortgage Insurance (LMI) protects the lender in case you default on your loan. If your deposit is less than 20% of the property’s value, you’ll likely need to pay LMI. While it’s an added cost, it may allow you to enter the property market sooner.
